Early attempts at dressing where you arrived in a striped top and polka-dot bottoms may not have earned your rewards when you were little. In fact, it may have put you off mixing patterns at all. After all, playing it safe with solids and neutrals is much less intimidating. But in your home, all that seamlessness leaves you somewhat uninspired. Here are simple, and less angst-causing ways to mix it up in your home.

Throw pillows:

Add life to the party with one stripe and one floral or geometric in similar or coordinating colors. If you want a display bolder look, use contrasting colors such as a bright red stripe with a chartreuse green geometric against your gray sofa. Or pick one large print and one small print in the same or reverse colors. Then, add a third pattern such as a stripe or plaid to pull it all together.

Change up the fabrics and textures too. Put a crisp black canvas or duck weave with a soft green and blue velour print. Or mix a paisley pattern with stripes or blocks. The variety draws the eye to multiple places and can even camouflage a dated sofa or chair.

Carpets:

Mix up your carpet styles too. If you have a traditional carpet pattern in the living room, liven it up with an overlapping sea-grass weave in high traffic areas. Place florals and paisleys within eyesight of each other or put a bold stripe in the entry to the living area.

Blankets:

Mix up those plaid plush blankets with a lovely vintage granny-square crocheted afghan or hang a hand-made quilt over the arm of a pattered high-back chair.

Vintage pieces:

Experiment with mixing different wood colors and textures too. Place a Victorian table in a dark wood next to a mid-century arm or slipper chair with light legs. Lean a decorative brass screen against the fireplace next to a glass urn from a completely different era. Stack re-discovered suitcases as a side table and set a modern lamp with a mod-print shade on top.

The thing about mixing stripes and patterns or delicate prints with geometrics is that is the balance can come from either the design or the piece. So, a large cushion in a subtle pattern next to a smaller one with a bold stripe works because neither one outdoes the other. The key is to pick things you like, then balance them with other items that share a color or feature or are their direct opposite on the color wheel.

If youíre looking to increase the value of your home before you sell, there are certain things that you can do to attract buyers and get a high return on your investment in your home. Thereís only so much time and money that you have to invest in your home. You will be purchasing a new place most likely and will need some capital for that. Read on for some tips on how to cheaply and efficiently make some quick improvements to your home.

Stage Your Home

You donít have to create a significant expense to make changes to your home. If thereís one thing you should know about selling your home, you should make an appearance. Clear out the clutter in your home. Then, take some time to stage it. No one who is touring your home should see your personal papers, childrenís toys, and celebrity shrines. Think minimalistic when it comes to the things that need to be in your home when itís put on the market. Having a clean house can make all the difference in selling your home.

First Impressions Are Everything

A mess never makes a good first impression. If things appear in disarray around the property, itís going to deter interest in the home. Make sure the yard looks presentable. Add some plants to the outside of the house. A simple clean up can make a big difference in the property.

The Kitchen And The Bathroom Are Points Of Interest

People pay particular attention to the kitchen and bathrooms of a home. One reason for this is that these rooms are particularly expensive to renovate. At the very least make sure that these rooms are clean. If you have the time and funds to replace tiles, or replace the sink, definitely complete these projects.

Donít Try To Take On Projects Yourself

Itís important to recognize what you can and canít do. Hiring a professional to complete your projects can make a big difference. If you donít have a grasp on home renovation procedures, an improvement can turn into a nightmare. It could end up costing you more money and time in the long run.

Hire A Real Estate Agent

Hire a real estate agent to help you sell your home. Real estate agents understand how to price and market a home for an optimal sale. Fees for sellerís agents are very reasonable and worth it if you want a good price for your home.

As you can see, there are many simple ways you can get more value out of your home when you head to sell it.

You've assessed your budget, changed your habits, and made spending cuts but you still need to reach your down payment faster. Consider these significant steps to help you get there.

  • Take on a second part-time job. If your work schedule allows you to add a second job find a part-time option that will enable you to earn one or two thousand dollars more each month. If you are part of a couple, each partner can get a light part-time job without feeling overloaded. Bonusóoccupying your time more does help lead to less spending and more saving! Tutor students, pet sit, or take a steady part-time gig!
  • Move back home, move in with extended family, or get a roommate. If your family is on board with the changes you need to make to meet your financial goals, consider moving in with someone in your family to pay lower rent and save tens of thousands over one year. If family help isn't an option, consider getting a roommate or moving into a two-bedroom apartment and adding a roommate to lower your monthly rent.
  • Review your belongings for big-ticket items you can sell. Do you live in an area with excellent public transportation? Consider selling your expensive, gas-guzzling car or getting out of your costly lease. Do either you or your spouse work at home, but you both own a car? See if you can help fund your savings by downsizing to one vehicle for the next year to save more.
  • Sell unworn jewelry and have broken pieces melted down for cash.
  • Skip vacations for a year, or even two! And during your vacation time, take on an extra job so when you head back to work youíve earned a bit chunk to add to your savings kitty.
  • If your owning a home in the near future is a top priority, take a break from your retirement fund at work and redirect those funds into your savings account. (Only take this step if you are completely committed to reaching your down payment goal within a year or two at most since you lose the value of compounding those funds toward your retirement for the life of the account.
  • Direct all your tax refund and any annual bonuses into your savings!

Remember, this isnít a forever deal. Youíre not signing on for an austere life ongoing. Itís just temporary to reach a goal. Your real estate professional can help you get started by determining how much you need to set aside for your down payment.

The multitude of construction options on the market does not make it easy for you to make the right choice for your family. The various models of prefabricated houses seem to become more and more popular in the real estate market. When you search for your next home, you may have heard about prefabricated homes, but what exactly are they? Simply put, prefabricated houses are built offsite and transferred to the site of your future home. Made in a few months at a manufacturing plant, they are modern, energy efficient and economical.

Indeed, a prefabricated house is manufactured piece by piece - ready to inhabit; complete with electrical systems and finished walls painted according to your chosen colors and with windows installed - and delivered to the site of your choice for assembly.

Benefits:

Energy efficient

In the past, people considered prefabricated homes as inferior quality, but this is no longer the case today. With a modern, geometric exterior finish that favors open spaces and natural light, many North American companies are building attractive prefab homes. Manufacturers maximize the energy efficiency of their homes through the use of recycled materials, installing LED lighting and installing solar panels. These initiatives allow you to save on your energy consumption to the point that your home produces renewable energy that the grid can recycle.

Zero waste, zero hassle

Once factory fabrication is complete, companies ship the parts to the site where teams assemble them using heavy machinery. Just like the constructions of bone structure, the modular houses do not produce any waste, because all the material necessary for the assembly arrives on the site, preinstalled in the modular pieces. Think of it as similar to building a Lego house, except that all parts are pieces designed to your specifications and needs. In addition to their ease of construction and the energy benefits they offer, modular homes come according to the building code, so you do not have to worry about municipal inspections.

A reliable schedule

The lowered risk of scheduling conflicts is another advantage of prefabricated homes. In part, this is because module construction cannot be delayed by bad weather because it is done indoors in a controlled environment. Without the weather interruptions, an average home-build takes four months, at most.

If you are interested in considering a prefabricated building for your next (or first) home, speak to your general contractor about how to order one. A real estate agent who is knowledgeable about available land should be your next call.

New season, new life! That has been the mantra each time the end of the previous season approaches. To many people, the new season means a total overhaul on the way they live, the friends they keep and most especially, the food they consume. People take measures, set goals with hopes that by the end of the year, they will come out better than before.

In that spirit of resolution, people tend to make some dangerous decisions that could affect their health negatively in the long run. Most of these food resolutions do more harm than the intended aim. Here are some food resolutions that you should avoid.

1. Cutting out carbohydrates. For many looking for a way to lose some weights, the first advice they get is usually to cut out carbs from their diet. It is true that cutting away carbs will cause you to lose some weight. The logic is that the body is using up the stored glycogen in your muscles and liver, to make up for the ones you are not giving it, not necessarily because you are losing fat. The key here is to apply moderation.

2. Getting rid of fatty foods. Here is another common food resolution, especially people with oily skin who are looking for ways to get rid of acne caused by the blockage of skin pores. The appropriate decision shouldn't be to cut out fat, instead, focus on eating the right kind of fat. Good fats, which are monounsaturated fats and polyunsaturated fats help your body a great deal. Apart from absorbing vitamins and building cell membranes, they also facilitate your ability to heal quickly and repair yourself.

3. Juicing. Some people believe they are taking care of their health by juicing to get more fruits and veggies into their system. Many also do this to lose weight and over the years, this has proved to be dangerous to the body. Juicing takes away all of the fibers from the fruits and vegetable but leaves the sugars which can lead to an increase in your blood sugar level. Juicing can be quite dangerous if done wrong.

4. Low-calorie diets. ďCut down on your calorie intakeĒ has been a significant phrase health-conscious people tend to make often. They believe that the less calorie they consume, the better the meal is. However, be aware that a low-calorie diet is equally as dangerous as taking a massive amount of calories. The tip here is to apply moderation. Remember, you need energy, and without calories, you will be burning your body reservoirs, leading to unhealthy weight loss.

These are major food resolutions that people make that are harmful and please, avoid them at all cost. They do more harm than the intended result. If you have made a food resolution, now is the time to review them and make some adjustments. Speak to a doctor or dietitian if you are looking to make new food habits.
